Looking to sell? Help is right here! Before you put your house or condo on the market, read Corbett's latest well-written book, Ready, Set, Sold!. Don't be turned off by the cutesy title. This is a serious book about the techniques Corbett used to profit from selling 33 of his houses for top dollar. In addition to being a TV actor and host of Extra's Mansions and Millionaires, Corbett knows how to maximize profits, whether selling his personal residence or a house he bought to fix and flip.
In his first superb book, Find it, Fix it, Flip it!, Corbett shared his strategies for locating and profitably upgrading houses, often creating entirely new persona or lifestyles for the residences. In this new book the author concentrates on getting ready to sell the house you already own and maximizing its profit in good times or bad. The book explains how to transform an ordinary house into one that a buyer absolutely must have. Corbett does not advise radical renovations before selling a house. Instead, he suggests modest-cost techniques, such as resurfacing kitchen cabinets rather than replacing them. Along the way, he provides practical advice, such as hiring a painting company rather than a one-man operation if you want the fix-up work to be completed in 30 days or less.
A huge factor in the Corbett formula is, after the house has been painted and fixed up, to "stage" it. That means clean it thoroughly of personal items, such as removing photos and memorabilia. Then make the home look inviting and up-to-date, usually by removing furniture and sometimes bringing in rented furnishings to make it seem more livable and spacious.
When it comes to hiring a real-estate agent to market the house, Corbett has only one opinion hire the best agent in the vicinity. He says the current home marketplace is not hospitable to a "for sale by owner". To save a mere 3 percent (because there will usually be a buyer's agent expecting a 3 percent sales commission even if you sell by owner), the author says it's not worth the risk and delay of selling alone.
Written from the perspective of an experienced home seller, this is one of the most practical "how to sell a home" books available. Throughout the book, Corbett offers inexpensive tips to make a house or condo up-to-date so it will command buyer and agent attention, as well as draw a top-dollar sales offer.

Even though we recently had a Realtor walk through the house and make suggestions on minor improvements, I bought this book in case there were some things she didn't mention. The book is easy to read and nicely organized. It explains how to target your house to the buyers it will likely attract and how to how to look at your house from a buyer's perspective. It also includes a brief section on the selling process.The book explains that a seller should make minor structural and cosmetic repairs, which any Realtor will tell you. But it has a handy checklist of all parts of the home to go through. It then delves into how to de-clutter and how to "stage" the house for selling. It also includes a checklist of things to do before anyone sees the house. As someone who has recently looked at several houses on the market to buy, I can attest there really is an emotional hook that some of this staging provides. These truly are inexpensive or free things (such as putting a bowl of fruit out, playing soothing music, etc.) that can subliminally attract a buyer. The suggestions are tailored to people with all budgets for fixing up before selling. It does not suggest major upgrades but suggests things like repairing broken bathroom tile as opposed to retiling the entire bathroom. Some of these things are no-brainers, but it was helpful reinforcement from what the Realtor said.
There is a section on how to market the home and explains estimated costs. It also explains what happens when the house is in escrow and what needs to be done in a short timeline. It explains how to keep the buyers motivated and calm while still getting what the seller needs out of the deal.
One of the best things about this book is that it repeatedly encourages the seller to put things into perspective. Yes, the idea is to sell the house as quickly as possible and make the most profit, but this book shows the pitfalls about haggling over $100 and how it can make prospective buyers walk away from a deal.
This book doesn't contain any miracle advice and some of the advice is obvious. However, it's an easy read and an inexpensive book that will probably end up helping sellers make more money at selling time. I would recommend it for anyone who wants to understand the real estate process and maximize profit without spending an inordinate amount of time or money.

Corbett provides a complete 'workbook' for profitably flipping a home. Corbett has provided every essential graph, chart, strategy and how-to photo necessary to get a handle on flipping houses. This book is a quick and fun read, that leaves you INSPIRED to get to work rather than spending your valuable time digesting complex information. I find the 90-day planning chart to be extremely helpful in properly budgeting my time.
Corbett's "Ready, Set, Sold" is a must have for every potential homeseller. The book is written in clear, easy-to-understand language and is full of the tips which would easily go unnoticed by most sellers. Corbett moves through the sales process from understanding the value of your home, how the sales process should work, making the process work for you, and showing you how to dramatically increase the bottom-line results in a smooth, logical sequence. His insight and own personal experiences help to reduce the stress and uncertainty of a process long-overdue for having some light shed upon upon it. In a difficult market, it only makes sense to draw on as many resources as possible- this is an exceelent choice.
In the down southern California real estate market in 2007, I thought I might be doomed. I was sitting on a property that I overpaid for during the hype of the market, a 600 square foot cottage to be exact, but this book gave me hope. Some of the stuff in the book might be overkill, depending on the market you're in and the conditions of your market. But the core conditions lay true. You better make the home look like one the buyers would be proud to live in. If you have a small home, get rid of ALL the clutter and make it look like a model home. I used Michael's advice and took it to a different level, going to Ikea and finding small and affordable decorator touches that in the end helped me sell my home. The buyers complimented me on how beautiful my home looked compared to all the other homes they looked at. They told me I had a sense of style and they felt like they could see themselves living in style in my home. That speaks volumes for what this book taught me. I recommend every home seller read this book before even thinking of putting their home on the market

Easy read and to the point on all matters with the exception of one topic relating to selling your home. FSBO was lightly touched upon with wording that strongly favored selling through a real estate brokerage vs selling on your own. Very informative otherwise.
